UK Data Centre Construction Recruitment: Where the Jobs Are in 2026

UK data centre construction recruitment is entering its busiest period yet. The UK is building more data centre capacity right now than at any point in its history.

According to CBRE’s UK Data Centres Outlook 2026, combined new supply delivered to the London market across 2025 and 2026 will reach 373MW, more than double the 147MW delivered in the previous two-year period. And this isn’t a short-lived spike. Grid constraints, planning reform and a wall of AI-driven investment mean the current build-out is set to run for years, not quarters.

For a recruitment sector already stretched thin on construction skills, that’s a serious opportunity, and a serious challenge.

This is the first in a series on the UK data centre lifecycle, starting with UK data centre construction recruitment: where it’s happening, who’s building it, what roles are in demand, and what it pays. The market: bigger, tighter, and not slowing down

The UK remains the largest data centre market in Europe, and it’s getting harder to find space in it. CBRE’s data shows the vacancy rate falling toward a record low of 5.9% by the end of 2026, driven by take-up outstripping new supply for a fifth consecutive year.

What’s driving it: hyperscale cloud expansion, AI training and inference workloads, and a newer category CBRE calls “neoclouds”, specialised GPU compute providers that rent capacity to AI developers. Despite the UK having some of the highest commercial electricity costs in Europe, demand keeps concentrating around London because of data sovereignty requirements, businesses and public bodies wanting their data to stay close to home.

The investment pipeline backs this up. techUK reported a UK data centre pipeline worth approximately £36.4 billion across nearly 100 planned developments as of August 2025. Individual hyperscaler commitments read like a list of the UK’s biggest ever tech investments:

This is why the “how long does this last” question matters for hiring. It’s not one project, it’s dozens, running in parallel, for years.

Where it’s happening

London still dominates, but the map is widening. According to CBRE, London accounts for over 80% of UK data centre supply, with Newport and Cardiff second at 9%, and Manchester third at 2%.

Within the London cluster, growth is pushing outward. The traditional strongholds, Slough and Hayes/Park Royal, are power-constrained, so new capacity is being built in the areas around them instead: North London, Oxfordshire, Hertfordshire, the London Docklands, and Essex.

Outside the South East, the clearest emerging hotspot is the North East. Government has designated it an AI Growth Zone, and it’s home to one of the largest single data centre projects in the country, and one of the clearest examples of where North East data centre construction jobs are concentrating (more on that below).

Five AI Growth Zones have now been designated in total: Oxfordshire (Culham), the North East, North Wales, South Wales, and, most recently, Scotland’s Lanarkshire in January 2026.

Who’s building it

A handful of named projects give a sense of the scale and pace involved right now.

Google’s Waltham Cross data centre, Hertfordshire, opened in September 2025 as part of the company’s wider £5 billion UK programme. More than 250 companies worked on building the facility, most of them local UK suppliers.

Equinix’s Hertfordshire Campus, on an 85-acre site near South Mimms, was acquired and renamed by Equinix in October 2025. It will deliver over 250MW of capacity and is expected to create around 2,500 construction jobs plus more than 200 permanent roles once operational.

Colt DCS’s Hayes Digital Park expansion, West London, received planning approval in November 2025 for three new hyperscale buildings adding 97MW, taking the site’s total capacity to 160MW. Construction is due to start mid-2026, with the first building live in early 2029.

QTS’s Cambois campus, Northumberland, is the clearest example of the North East’s emergence as a construction hotspot. Backed by Blackstone, the £10 billion, ten-building campus on the former Blyth power station site will eventually deliver 720MW of capacity.

The first phase of construction was approved in December 2025, and the project is forecast to generate around 1,200 long-term construction jobs, making it one of the biggest single sources of North East data centre construction jobs currently in the pipeline.

On the demand side, the operator list is dominated by a small number of hyperscalers making unprecedented commitments.

On the delivery side, the contractor market is far less transparent, many packages stay confidential until well into the build, which is itself worth knowing if you’re trying to map who’s hiring: the operator announcements come with fanfare, the contractor appointments often don’t.

Data centre construction jobs in demand

Construction-phase data centre roles split roughly into four groups:

  • Engineering and design: MEP Project Manager, Design Manager, BIM Manager, Structural Engineer
  • Electrical and mechanical delivery: High Voltage (HV) Authorised Person, BMS and Controls Engineer, HVAC and cooling specialists (liquid and immersion cooling experience is increasingly sought after given AI-driven power density)
  • Commissioning and handover: Commissioning Engineer, Commissioning Manager, Integrated Systems Testing (IST) Lead
  • Commercial and site leadership: Project Director, Quantity Surveyor/Cost Manager, Construction Manager, HSE Lead

On qualifications, a few things are worth being precise about, because generic construction experience doesn’t transfer cleanly into this sector.

CIBSE’s Commissioning Specialist levels are the industry’s practical benchmark for commissioning engineer data centre jobs, with Levels 4 and 5 generally expected for complex builds.

Chartered status (CEng) or Incorporated Engineer (IEng) registration is commonly required for senior design roles. For site delivery, BS 7671 (the IET Wiring Regulations) and CITB’s SMSTS/SSSTS courses remain the baseline expectations.

One detail that’s often oversimplified: HV authorisation isn’t a single, portable national licence. It’s site-specific and non-transferable, so an HV Authorised Person moving between projects needs to be re-authorised on each new site. That’s a genuine friction point in a market moving this fast.

The scale of the shortage is real, if hard to pin down precisely.

CITB’s Construction Workforce Outlook 2026–2030 forecasts the UK construction sector will need an average of 41,200 extra workers every year through 2030, around 206,000 additional workers over the five-year period, across all construction, not data centres specifically.

Within the data centre sector itself, the Uptime Institute’s Global Data Center Survey 2025 found that nearly two-thirds of operators report difficulty retaining staff, finding qualified candidates, or both.

What data centre construction roles pay in the UK

Salary data specific to UK data centre construction roles is thinner than you’d expect for a sector this size, most published benchmarks come from specialist recruiters rather than official statistics, and many blend UK figures into wider European averages.

The clearest current source is DataX Connect’s 2025 Data Centre Salary Survey, based on over 1,500 respondents across Europe and the US.

For BMS and controls roles specifically, HVAC Recruitment’s 2026 salary guide puts most UK BMS engineers between £40,000 and £55,000, with senior and specialist controls engineers earning more.

Its data centre-specific guide puts general data centre engineers between £45,000 and £60,000, rising with experience, shift patterns and site complexity.

London and the South East command a premium, unsurprising given the concentration of investment there, but there isn’t currently a robust, publicly verifiable figure for exactly how large that premium is across these roles. Treat any precise percentage you see quoted elsewhere with some caution.

The policy backdrop

Government has moved decisively to support this sector, even if the practical bottleneck, power, hasn’t been fully resolved yet.

In September 2024, the government designated UK data infrastructure as Critical National Infrastructure, putting data centres on the same footing as energy and water systems, the first such designation in almost a decade.

On planning, data centres can now opt into the Nationally Significant Infrastructure Projects (NSIP) regime, which allows large schemes to bypass local planning committees and go directly to the Secretary of State.

And the government’s AI Growth Zones programme is designed to fast-track power connections and planning support in designated regions, five zones have now been confirmed: Culham, the North East, North Wales, South Wales, and Lanarkshire.

The honest summary is that policy is moving in the right direction, but power and grid access remain the real constraint on how fast projects can actually be delivered. That’s exactly why construction hiring is happening in bursts tied to grid connection dates, not evenly across the calendar.

Why this matters for UK data centre construction recruitment

Most recruiter content on this sector claims broad “lifecycle coverage” without showing the work: which projects are actually hiring, where, for what roles, and at what rate. The market map above is a start on doing that properly.
